직장인 에어비앤비 창업 _ 운영팁

에어비앤비 운영을 하다 보면 생각지 못한 일들이 정말 너무 많이 생깁니다. 

내가 살면서 겪지 못할 별의별일이 다 생깁니다.

아마 숙박업을 하시는 분들이라면 공감이 될지도 모르겠네요. 

 

 

"열쇠" 

 

저는 에어비앤비를 시작할때 가장 큰 고민이 열쇠였습니다.

호주는 한국처럼 비밀번호 키를 이용하지 않습니다. 

물론 이용하시는 분들도 계시지만 보통은 "열쇠"를 사용하지요

특히나 아파트 같은 공용의 공간이라면 더욱 비밀번호센서를 다는거는 훨씬 힘들답니다.

 

아파트 공용로비 현관키도 따로 존재합니다. 

결과적으로 내가 직접 키를 손님에게 주지 않으면 손님들이 키를 열 수 있는 방법이 없는거죠. 

 

 

보통 외국에서 에어비앤비를 사용해보신 분들이라면 위 박스 처럼 생긴 열쇠박스 비밀번호를 열고 키를 빼서 문을 여는 방식을 많이들 사용해보셨을꺼라 생각이 듭니다.

저 또한 저 키박스를 샀습니다. 그런데 일반 주택처럼 키 박스를 달아 둘곳이 없어요. 

우편함에 넣으면되지 않냐? 우편함도 키로 열어야 합니다 ㅎㅎ 

그래서 저희남편이 드라이버로 우편함이 늘 열려있게끔 우편함을 약간 개조해서 안에 키박스를 넣고 손님에게 메세지로키번호를 주었답니다. 

 

 

"연락"

 

정말 연락이 엄청 옵니다. 바로 예약을 하도록 설정을 해놨음에도 불구하고 손님들은 저에게 먼저 연락을 합니다. 혹은 예약직후 저에게 친절하게 메세지를 보내주지요. 나 누구누군데, 몇일에 예약했어~~ 

예약했으니 예약정보를 달라!! 입니다. 

그럼 저는 "니 예약이 다가올 나중에 정보를 보내줄께~" 그러곤 하루전이나 이틀전에 메세지를 남깁니다. 

 

제가 사용했던 아파트 정보 메세지 입니다. (영어버전이니 양해 부탁드려요)

When you arrive, the key will be in the lock box in the mail box on the main entry(주소). Find the unit000 mail box, you can open the mail box gently and press the door code to the lock box and then take off the key.

**please take the key box and keep it in the house**(please be careful lost a key. You will pay on $150,if you lost a key)

Key should be fitted for all of door which is all of Entry in this  apartment and Room.
When you open the entrance, please turn right the key over 180degrees. 
Also when you open the door for house, please turn right side.(just 45degrees)
When you are leaving house,  put the key on the dining table and lock the door inside. And then you can go out. 

*Parking
Parking should be ok in the visitor parking area anytime under the apartment(level1) It’s no limited time for parking in the visitor parking area. 
In the daytime, i park on the street around apt just a second. But it is not permitted parking area. Find a permitted parking spot around apt. 

*Garbage 
There is room for garbage behind the lift. 
When you go behind the life, you can see the door for garbage. Just open the door and thraw away. 
There are plastic bag for garbage on the bottom of sink drawer. 


There is 3 different entry in this building. 
First, Level2 which is main entry. When you arrive at apartment, you should come in level4 and there is mail box as well.
Second, Level4 which is convenience entry. There is door between elevator and room. You can find left side of elevator. 
Third, Level1 which is through the car park. If you use visitor parking area, you should go level 1 and using the door.
Actually, you will most of use level4 Entry, It is closed to station, supermarket, and shopping center.

간단한 아파트 정보입니다. 어떻게 키를 찾고, 쓰레기는 어디다 버리며, 주차가 필요하다면 여기다 해라~ 등등 손님이 기본적으로 필요한 정보들을 비밀번호와 함께 보냅니다. 

나머지 와이파이 비밀번호라던지, 지역정보라던지, TV 사용법 등은 티비앞테이블에 영어, 한국어, 중국어 버전으로 만들어 파일에 넣어 두었습니다. 

대부분의 정보는 묻기전에 제가 미리 공지해 두니 사소한 질문들이 줄어들었습니다. (그치만 무리한 요구를 하는 손님들이 간혹 있음. 예를들면 주차딱지 붙었으니 벌금 내달라 등등)

 

저는 저 위의 기본 정보들은 플랫폼은 그대로 놔두고 이름, 날짜, 비밀번호 등만 바꿔서 썼어요.

 

아참, 업무중에 연락이 와서 답을 늦게 해줬을 경우 예약률이 떨어집니다. 그래서 항시 답장을 할 마음의 준비가 되어 있어야합니다.
